A new master-planned residential community is set to be built at Clappison’s Corners at the intersection of Highway 5 and Highway 6 in Waterdown.
The community will be built at the northwest corner of the intersection where the Value Village, Crunch Fitness, Dollarama, and Treasure Hunt warehouse store are currently located.
The Dollarama will be moved beside No Frills.
The developers are Krpan Group, based in Burlington, and The Remington Group which works out of Toronto.
They are calling the development the iConnect Community.
The Ontario Land Tribunal recently approved a request to have 45 acres of land, which includes the Value Village Plaza, rezoned to residential.
Work has now begun on planning the development itself, with more details available in the coming months.
First, the land where those retail stores currently sit will be cleared and plans will have to be approved.
However, initial illustrations suggest that there could be more than a dozen residential towers built on the site as well as townhouses.
It should be noted that apartment buildings on the site must be no more than 20 storeys high.
Krpan Group appears to be set to propose a mix of mid-rise and high-rise buildings, with both condominiums and rentals.
When all is said and done, there could be more than 10,000 residents living in the community.
The iConnect website states that the first homes are “anticipated to go on sale around 2026.”
The group also owns the surrounding business park and they say that the new iConnect Community will be a place to “live, work, shop, and play.”
The community has 700,000 square feet of retail space occupied by over 100 tenants that reportedly provide nearly 3,000 full-time and part-time jobs.
The business park is also home to major businesses such as manufacturing company AAG, defense and security company L3Harris, medical technology company Stryker, and Lincoln Electric.
The new Carlisle Medical Centre hub has also opened up in the community.
The entire complex is 400 acres.
John Krpan, the Chief Executive Officer of Krpan Group, says that they are “building a city within a city.”
“As a fully integrated community, everything residents need can be found directly in the neighbourhood and within walking distance,” he says.
A promotional video for the site boasts that iConnect is just three minutes from the 403 and QEW, 30 minutes from the Regional Municipality of Waterloo, 30 minutes to Pearson International Airport, 40 minutes to Downtown Toronto, and 45 minutes to the Canada-US border.
Another big change is coming to the Highway 5 and Highway 6 intersection, courtesy of the Ministry of Transportation, which will help to quell traffic concerns associated with the iConnect development.
The provincially-planned Highway 5 and 6 interchanges will see an overpass with highway on-ramps and off-ramps built on the site.
Highway 5 will cross Highway 6 via the overpass and the traffic lights at the intersection will be removed.
